Terms of Service
Last updated: April 6, 2026
1. Acceptance of terms
By using Perch (“the Service”), operated at tryperch.app, you agree to these Terms of Service (“Terms”). If you do not agree, do not use the Service.
We may update these Terms at any time. Continued use after changes take effect constitutes your acceptance of the revised Terms.
2. Description of service
Perch lets renters create a profile containing self-reported information, including income, employment details, credit score range, and move-in preferences, and share it with prospective landlords via a unique link.
Perch does not verify, confirm, or independently validate any information you enter. All profile content is self-reported by the user.
3. Eligibility
You must be at least 18 years old to use Perch. By using the Service you confirm you meet this requirement.
4. Account registration
You sign in using your email address and a one-time code. You agree to:
- Provide a valid email address.
- Keep your account secure and not share access with others.
- Notify us at hello@tryperch.app if you believe your account has been compromised.
5. Acceptable use
You agree not to:
- Enter false, misleading, or fabricated information in your profile.
- Use the Service for any unlawful purpose.
- Attempt to disrupt, attack, or gain unauthorised access to the Service.
- Scrape or reproduce content from the Service without our written permission.
- Impersonate any person or entity.
Violation of these rules may result in immediate termination of your account.
6. Your profile content
You own the information you submit. By creating a profile you grant us a licence to store and display that information as necessary to operate the Service.
You are solely responsible for the accuracy of your profile. Because all information is self-reported, Perch makes no representations about the truthfulness of any user's profile to landlords or any other party.
Your profile is visible to anyone who has your link. Only share it with parties you trust.
7. No verification
Perch does not verify income, employment, identity, or credit score information. Profile details are entered by users and displayed as-is. Landlords should conduct their own due diligence before making any rental decisions.
8. Intellectual property
The Perch name, logo, and branding are owned by us. The design and code of the Service are protected by applicable intellectual property laws. You may not use our trademarks without our prior written consent.
9. Disclaimer of warranties
The Service is provided “as is” and “as available” without warranties of any kind. We do not guarantee that the Service will be uninterrupted or error-free, or that using Perch will result in securing a rental property.
10. Limitation of liability
To the maximum extent permitted by law, Perch and its team shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Service. Our total liability for any claim shall not exceed the amount you paid us (if any) in the 12 months preceding the claim.
11. Termination
You may delete your account at any time by emailing hello@tryperch.app. We may suspend or terminate your access at any time for conduct that violates these Terms.
12. Governing law
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada. Any disputes shall be subject to the exclusive jurisdiction of the courts in Toronto, Ontario.
